Road Information

Road Update

March 11, 2021

Following up from the Annual Meeting of Owners on Feb. 6, '21 the governing body-

Board of Directors of the HOA is responsible for the management of all aspects of the

association.  It may delegate management of certain activities to other businesses,

but it must retain definitive control.  Responsibilities of HOAs is contracting for goods 

and services for the common areas of the association.  One of the responsibilities 

that an HOA faces within a community is to ensure that the roads are appropriately maintained throughout the neighborhood or development.


The CCROA Board is a serious commitment of time and energy and the Board is

ultimately responsible for the community.  As such we have requested RFPs/bids for an

initial appraisal and review of the condition and maintenance of the roads in our community.  Our objectives in doing so are:

1.) Develop proper road drainage

2.) Establish a road maintenance schedule

3.) Access and ability to deliver road base

4.) Have professional road workers/drivers who are fully licensed and insured

5.) Have a company be on call for snow drifts and blizzard conditions

6.) Alleviate the cost and use of personal machinery of a few for the betterment of all


The Board has received three (3) bids and have decided to contract with Bijou Grading to

develop the drainage, grading and maintenance necessary at this time.  They will be

reshaping the ridge of soil along the sides of the road for more effective drainage, grading

our roads.  They also have access and ability to deliver road base for our community.  They have the necessary machinery to dig out snow drifts and clear our roads of significant snow amounts.

We chose Bijou Grading because of their extensive experience in road construction and

maintenance and is located not far from our community.  They tick all of our criteria.
